Small-town community with a big-city heart brimming with nature
Adjacent to Lake Lanier’s southwestern border, Cumming is a haven of outdoor resplendence that maintains a large business and shopping district. This community is a testament to the rugged beauty of Northern Georgia, where mountain peaks and great swaths of forested land create a tapestry of color, and the sparkling shores of one of the state’s biggest lakes await water adventurers.
Cumming’s long, rich, and complicated history serves as a reflection of the nation itself, in which a once wildland evolved through the ideals of each era, culminating in a rural-turned-modern city whose residents have the luxury of deep roots and exciting new growth opportunities. Incorporated in 1833, Cumming truly began its major boom after completing the Georgia Highway 400 established the city as a prime commuter location. Residents here can access downtown Atlanta in under an hour, and yet the city still exudes a small-town personality thanks to its population of just 6,300 citizens.
Though Cumming has several historic homes and architectural stylings from throughout the 20th century, the majority of residential housing has been constructed since the 1990s. From stately brick estates on several acres of land to modest single-family transitional homes, all the way to brand-new townhomes in the center of downtown, properties in Cumming are highly valued and go quickly once it's up for grabs.
Tiny yet active, Cumming is a place where there’s always a festival, event, or celebration just around the corner. The city’s fairgrounds serve as the stage for these events, and when the residents aren’t partaking in the excitement there, they can often be found wandering the shops of downtown, taking a hike, or making a day trip out of a visit to Lake Lanier. Cumming is a great mix of families and has seen an influx of young professionals ready to make their home in this vibrant commuter town.
Despite its size, Cumming has more than one bustling retail and commercial district that provides everything from local boutiques to top-tier restaurants and community gatherings. Vickery Village, for instance, is set up with a lovely traditional architecture that surrounds a well-maintained courtyard and houses over 200,000 square feet of retail. Here, you can start your day with a coffee and decadent breakfast on the balcony of Nido, then peruse niche, locally-owned stores like Gems in Art.
Radiating a slightly more contemporary and polished vibe, The Collection at Forsyth is recognized state-wide for its gorgeous fountains and upscale shopping. In addition to the name-brand stores and incredible eateries, this destination shopping center also includes a movie theater, spas and salons, and fitness classes.
With as diverse of a culinary scene as Cumming has, it’s difficult to parse its bevy of options down into just a few suggestions. Residents and visitors can find most types of cuisine in Cumming, if not in the locally-owned establishments, then in the national chains represented at the more prominent shopping districts. One of the most beloved locations—thanks in part to its location inside the historical Cumming Public School building—is Tam’s Backstage. Tam’s refined yet casual location serves classic American fare like steaks, seafood, and pastas with a theatrical theme. English fare is the name of the game at Wright’s Fish & Chips, whose namesake dish is highly praised for its authenticity and mouthwatering, flaky goodness.
Cumming is right in the center of some of the state's best outdoor recreational facilities, and the most well-known of these attractions is none other than Lake Lanier itself. In the summer, the beaches of Lake Lanier hum with activity as visitors linger around marinas, take boating vessels out onto the lake, swim, fish, engage in water sports, and hike trails.
The lake is also the setting for Lake Lanier Islands, a premier resort complex that serves as the most visited getaway spot for Northern Georgians. On the islands, visitors can take advantage of world-class golf courses, a family-friendly waterpark, luxury lodges and villas, spa services, pristine beaches, and even winter-time fun snow tubing on Snow Island.
Cumming also has plenty of green space within its city boundaries. Central Park is a heavily trafficked recreational area that includes tennis courts, sports fields, an indoor recreation center, picnic areas, and a playground for the kids. Though not available for the day-to-day, the City of Cumming Fairgrounds is the best place to go for community fun. Most notably, the fairgrounds are the setting for the 10-day Cumming Country Fair & Festival, which draws in over 250,000 visitors each year.
